By creating an account, placing an order, or using our Services, you agree to be bound by these Terms.
If you are using the Services on behalf of a company or other entity, you represent that you have authority to bind that entity to these Terms.
Magnolia Research Group provides administrative and informational services limited to requesting, collecting, compiling, and transmitting information obtained from third-party governmental authorities, municipalities, and associations. Our services may include property research, tax review, permit and code review, utility verification, and related municipal due diligence for real estate transactions.
Reports and information are prepared for informational purposes only. They are not a title search, title opinion, or title insurance commitment, and do not constitute legal advice, a legal opinion, or a guarantee, warranty, or assurance of any kind regarding the condition of title, lien priority, payoff accuracy, insurability, or marketability of any subject property.
Magnolia Research Group is not a title insurance agent, title insurer, or law firm, and no attorney-client relationship is created by your use of the Services or receipt of any report.
To access certain features, you must create an account and provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us promptly of any unauthorized use.
We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe pose a security or legal risk.
When you submit an order, you authorize us to perform the requested research services for the property and transaction details you provide. Pricing, turnaround times, and deliverables may vary based on jurisdiction, scope, and service level.
Payment is due as indicated at checkout or in your order confirmation. We use third-party payment processors to handle transactions. Orders may remain pending until payment is successfully processed.
You are responsible for providing accurate property and transaction information. Additional fees may apply if revised research or reissue is required due to incorrect or incomplete information supplied by you.
Reports are furnished solely for use in connection with the specific real estate transaction for which they were requested. Reports may not be redistributed, repurposed, or relied upon for any other transaction or purpose without our prior written consent.
Reports should not be relied upon for closings occurring more than thirty (30) days after the delivery date without requesting a reissue.
We do not independently verify the accuracy or completeness of information provided by any governmental authority, association, or third-party source, and assume no responsibility for changes, corrections, or additional charges arising after the date of a report.

The website, branding, report formats, and other content provided by Magnolia Research Group are owned by or licensed to us and protected by applicable intellectual property laws. You receive a limited, non-exclusive, non-transferable license to use delivered reports for the permitted transaction purpose described in these Terms.
THE SERVICES AND ALL REPORTS ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT, TO THE MAXIMUM EXTENT PERMITTED BY LAW.
To the maximum extent permitted by applicable law, Magnolia Research Group's total liability arising out of or relating to the Services or any report shall not exceed the fees actually paid for the specific order giving rise to the claim. Magnolia Research Group shall not be liable for any indirect, consequential, incidental, special, or punitive damages of any kind.
You agree to indemnify and hold harmless Magnolia Research Group and its officers, employees, and agents from claims, damages, losses, and expenses arising out of your use of the Services, your violation of these Terms, or your provision of inaccurate or incomplete information.
Our collection and use of personal information is described in our Privacy Policy. By using the Services, you acknowledge that you have read and understood our Privacy Policy.
We may modify these Terms or the Services at any time. Material changes will be posted on this page with an updated effective date. Your continued use of the Services after changes become effective constitutes acceptance of the revised Terms.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising under these Terms shall be brought in the state or federal courts located in Florida, and you consent to the jurisdiction of those courts.
